U.S. Population Growth Slows
U.S. population growth slowed sharply in 2025, rising by approximately 1.7 million people for an annual growth rate of 0.5%, according to the latest estimates from the Census Bureau. The pace was roughly half the 1% growth rate recorded in 2024 and marked the slowest annual increase since 2021.
While the figures are subject to revision, the slowdown carries long-term implications for housing demand and broader property markets. Analysts at the National Association of Home Builders noted that international migration remains the primary driver of U.S. population growth. Net international migration totaled about 2.7 million in 2025, less than half the level seen in 2024.
Regionally, population growth remained widespread but uneven. Census data showed that 45 states and the District of Columbia recorded population increases in 2025. The South led all regions with a 0.9% growth rate, followed by the Midwest at 0.4%, the West at 0.3%, and the Northeast at 0.2%.
